Residents' Rights 101
1.  Maintain a copy of all communications to and from management.

2.  If you have a specific concern, be sure to put it in writing, and hand deliver it to your management office.  Make
      notes (including date and time) on who received the material and any comments they make.  

3.  Set a time limit for receiving a written response.

4.  If you do not agree with/or do not receive a response, record this.

5.  Your next step is to call a member of the Rent Board Counseling staff to determine if you have a legitimate        
        grievance to pursue.  The Rent Board Counselors can be reached during regular office hours. Those issues  
         that cannot be resolved within their time limits will, at the counselors" discretion, be scheduled for an
 appointment.  
Phone Counseling Hours are 9 AM - NOON and 1 - 4 PM on work days ( Monday
 through Friday, except holidays) 415.252.4602.
 Because of demand, calls may be limited to 5 minutes.
 Please have your questions written down before you speak with a counselor.  There is limited information on        
  the 24 hour information line in Chinese and Spanish.

Involving PRO
PRO™ Board of Directors will be glad to work with you at each step of the way.  However, unless you make the
initial contacts we are powerless.  We are not your employees.  We are volunteers.  Our recognition in these
matters comes from years experience in wading through the red tape involved in resolving issues.  We will assist
you in avoiding certain pitfalls, and once the initial paper work is completed we can step in and represent you.  
However, it should be noted that Administrative Law Judges (ALJ) do note if the tenant is directly involved in any
hearing, and that may affect the outcome of the hearing.

PRO™ has online versions (
conflict resolution) of our procedure forms.  It is essential that you give us your
Parkmerced address, phone number and how long you have lived here.  All information we collect is private and
is not shared with any outside entity.  We have paper forms you can obtain or pdf files.
This guide only provides rudimentary instructions and individuals will receive varying results according to their situation.
